Located near the Seattle Center and the Emerald City's iconic Space Needle, the nine story commercial building at 222 5th Ave N includes eight floors of biotech space, groundfloor retail, shared amenity spaces, and two levels of below-grade parking.
The remarkable structure consists of cast-in-place concrete with post-tensioned floor
slabs. To maximize seismic performance and architectural flexibility, CKC designed and outfitted the office and biotech spaces with a unique seismic system featuring an offset shear wall core with moment frames. Additionally, the building's long-span flat-plate design offers increased floor-to-floor height and mechanical, electrical, and plumbing versatility.
CKC equipped the biotech-friendly floors with 6,000,000 psi Modulus of Elasticity concrete, which reduces slab vibration to acceptable levels, ASTM A706 Grade 80 reinforcing bars in moment frame columns and shear wall boundary elements reduce congestion and improve overall constructability.
