Lincoln Square South (LSS) includes two 450' towers (office and hotel/residential), a four-level retail podium, and six levels of subterranean parking. LSS is an excellent example of how innovative structural design can respond to high seismic requirements and still meet demanding architectural programs.
LSS includes numerous innovative design features, including high-strength steel fibers in coupling beams, long span 30′ x 50′ framing throughout the subterranean parking and 31 story structural steel office tower, and high-strength, ASTM A913 Grade 65 structural steel, which was used to reduce steel tonnage in the office tower columns.
Performance-based design provided an effective means for the use of a state-of-the-art seismic design. The result was a simple and buildable core that facilitated faster construction, and reduced steel tonnage.
The North Tower’s 13,690-cu.-yd. mat foundation concrete pour was the largest ever in Washington State.
