Shoreline Civic Center & City Hall
Located in the heart of the City of Shoreline, the new Civic Center provides a centralized location for the City Council and other essential city operations. The site includes conference facilities, a space for community activities, water features, a green roof, a free standing parking structure and outdoor grass amphitheater.
The project was originally designed with structural steel. Due to a spike in steel costs in 2008, however, it was decided that the entire project would benefit from a redesign using cast-in-place concrete. The resulting design produced a significant savings, reducing the project cost below the original budget and allowing the project to move forward.
The building has been awarded a LEED® Gold status for embodying many of the best environmental practices. Sustainability of the structure was achieved through the use of recycled materials, specification of waste products such as fly ash, optimization of structural materials through the use of efficient concrete design, and the elimination of secondary framing materials by leaving the interior concrete frame exposed.
The site has many other green features such as photovoltaics attached to the parking structure, solar hot water, solar shades, rain gardens, a green roof and enhanced building materials to name a few.
